TRANSLATE AND ATTEST YOUR MARRIAGE CERTIFICATE IF JOINTLY OWNING
If you’re buying with a spouse, your marriage certificate must be translated into Arabic by a Dubai court-approved translator and attested by the UAE Ministry of Foreign Affairs. This takes 5 working days—start early.
GET A POWER OF ATTORNEY IF YOU CAN’T ATTEND THE TRANSFER
Draft a POA using the DLD’s template, sign it in front of a notary in your home country, then have it attested by the UAE embassy and the UAE Ministry of Foreign Affairs. The POA must explicitly state “property transfer” and the exact DLD transaction number.
REGISTER YOUR SALE AGREEMENT ON THE OQOOD SYSTEM WITHIN 30 DAYS
Oqood is the DLD’s off-plan registration portal. Upload the signed sale agreement, pay the 4% registration fee, and get the Oqood certificate—without it, the DLD won’t process your transfer.
TRANSFER DAY: STEP-BY-STEP EXECUTION
BOOK A DLD TRANSFER APPOINTMENT ONLINE AT LEAST 7 DAYS IN ADVANCE
Slots fill up fast, especially on weekends. Log into the DLD’s “Investor Services” portal, select “Property Transfer,” and pick a time between 8 AM and 1 PM—avoid Fridays, as some service counters close early.
BRING A CERTIFIED CHEQUE FOR THE 4% TRANSFER FEE AND 0.25% KNOWLEDGE FEE
The cheque must be payable to “Dubai Land Department” and issued by a UAE bank. Calculate the exact amount using the DLD’s fee calculator—rounding up can delay the transfer.
PAY THE 5% VAT ON THE PURCHASE PRICE IF THE PROPERTY IS LESS THAN 3 YEARS OLD
VAT is due at transfer if the completion certificate was issued within the last 36 months. Ask the developer for the completion date and bring a separate cheque for the Federal Tax Authority.
ENSURE THE SELLER’S MORTGAGE IS DISCHARGED BEFORE YOU ARRIVE
If the seller has a mortgage, the bank must issue a “lien release” letter and send it directly to the DLD. Confirm this 48 hours before your appointment—if it’s missing, the transfer will be rejected.

Download Malak, link it to your Emirates ID, and scan the QR code on your title deed. You’ll get instant notifications if anyone tries to register a mortgage or sell the property without your consent.
POST-TRANSFER MUST-DOS
REGISTER YOUR TITLE DEED WITH THE DEWA WITHIN 24 HOURS
Take your title deed to the nearest DEWA customer happiness center, pay the AED 2,000 security deposit, and get your electricity and water connected the same day—no DEWA, no move-in.
UPDATE YOUR PROPERTY ADDRESS ON YOUR UAE RESIDENCY VISA WITHIN 30 DAYS
If you’re a UAE resident, visit the General Directorate of Residency and Foreigners Affairs (GDRFA) with your title deed and tenancy contract. Failure to update can lead to fines of AED 50 per day.
SET UP A DIRECT DEBIT FOR SERVICE CHARGES WITH THE OWNERS’ ASSOCIATION
Service charges range from AED 10 to AED 30 per sq. ft. annually. Log into the OA’s portal, upload your title deed, and set up automatic payments—late fees are 1% per month.
GET A RENTAL PERMIT IF YOU PLAN TO LEASE THE PROPERTY
Apply through the Dubai REST app, pay the AED 1,000 fee, and upload your title deed and passport copy. The permit is issued within 48 hours and is mandatory for all rental contracts.
STORE YOUR TITLE DEED IN A SAFE DEPOSIT BOX AT A UAE BANK
Banks like Emirates NBD and ADCB offer safe deposit boxes for AED 500–AED 1,500 per year. Never keep the original deed at home—DLD only issues one copy, and replacements cost AED 2,000.
